Something that I continually talk to my coaching clients about, is the subject of improving and building up the plan of action section within their listing presentation packages, where they’re showing the owner what they’ll be doing to market their property for them, once the agent gets the listing.
The reason that this is important, is because the owners are continually evaluating both you and your competitors, and asking themselves the question, “Which one of these brokers will sell my property for the maximum price, in the shortest amount of time?”
And oftentimes the broker who clearly stands out in the owner’s mind when answering this question, is the one who the owner will then give the listing to.
So in keeping this in mind, many brokers will have an action plan in their listing presentation package, that has between three and ten action items in it. But what if instead you had many more action items that the owner could see within your plan? Do you think that when the owner sees that you have many more action items within this section than your competitors do, that this could then have you stand out better than your competitors, and then have you successfully land the listing?
Because when you’re comparing apples to apples, showing your owner that you have 20 action items in your plan to sell their property, when your competitors maybe have just 7-10 items in their own action plan, this can help the owner to see that you have thought this out in greater detail, and that you are the one broker who is a person of both ideas, and action, who has designed the more effective plan.
Keeping this in mind, I’ve developed a prompt for you to type into ChatGPT, that will have ChatGPT give you 40 different activities that you can do to market an owner’s property for them. This will now help you to generate even more ideas that you can put into your own action plan within your listing presentation packages, which can then help you to land even more listings with owners.
So here’s the prompt for you to type into ChatGPT, and you can type it into any of the other similar online platforms, too:
“Give me a list of 40 different activities that a commercial real estate agent can do to market a property for sale on behalf of an owner. For each activity, provide a clear description of what the agent will specifically do, and explain why that activity is important in helping to sell the property.”
Then when you get the 40 recommended activities from ChatGPT, take a look at them, and see which ones would be good for you to add into your current listing presentation package.
You may need to modify and enhance the exact words that ChatGPT has given you, to better fit within your own personal writing style, and the overall tone and feeling of your current listing presentation package.
Then when you do this, and you show your owners that you have many more action items that you will be implementing to move their property, than your competitors are showing them that they will be implementing, you’ll now maximize your chances of standing out, and successfully landing the listing.
