There are people recommending having chatbots interact with your clients and prospects, when your clients and prospects are seeking information about your listings, when the listings are posted online. So, for example, a broker could set it up so that people can click on a chat feature for each of their available listings online, so people can then ask questions about the property, and then receive AI-generated responses about the property through the chatbot.
On the surface, this may seem like a good, time-saving idea for you, but let’s ask ourselves a few questions here…
1) What are your property owners going to think, when they discover that you’ve delegated the first interaction with an interested prospect for their property, to an AI chatbot, instead of you being willing to directly interact with that prospect yourself?
2) Do you think that, when pursuing future listings, that your competitors may then tell owners that you’re utilizing these chatbots instead of interacting directly with the prospects for your listings, and that these brokers will maybe even then show the owners your chatbots doing this online?
3) And when owners see that you’re utilizing these chatbots for your listings, instead of interacting with the prospects for your listings directly, how much might this then impact an owner’s desire to move forward and list their property with you?
You don’t want to be perceived as being lazy to your owners, by doing something like this. They want you always to be interacting directly with the prospects for their properties, as a live human being, and not handing this off to modern technology instead.
AI is right now in the process of transforming commercial real estate, but you don’t want to use it in any way that can make you seem less desirable to your owners, or make you seem like you don’t want to give their properties your full attention.
In addition, while chatbot technology has been improving, there will still be glitches with it at times, when the chatbot is interacting directly with your prospects.
So at some point down the road in the future, utilizing this kind of technology for listings may become the norm, with the majority of brokers then doing it, and the owners then accepting this…
But we’re not there right now!
So now with this in mind, utilize modern AI technology to save you time behind the scenes, and to help you become more effective and efficient. But don’t utilize it in a way that can have your owners perceive you as being lazy, and perceive you as being a broker who doesn’t want to give them the complete, full-service treatment, that your competitors are willing to give to them.
