We have now arrived at the time when the traditional search engines are becoming less relevant, as people are now doing more of their internet searches on platforms like ChatGPT, and on other similar platforms, too.

It’s just easier and more convenient for people to type in what they’re looking for, have ChatGPT do all of the research, and then have it feed the results back to you.

Compare this instead with traditional search engine results, where you’re given a list of potential websites that may fit what you’re looking for, but you’re given only a brief summary statement about each potential website, leaving you to guess which website will be the best fit for you to click on, and then you begin clicking on the website links, to see if any of these websites will match what you’re looking for.

So with this now being said, this means that people are now transitioning into searching for the ideal commercial real estate broker to work with, on these same online platforms.

Keeping this in mind, if you’d like ChatGPT and these other platforms to begin recommending you as being one of the top brokers in your market, do some testing. Depending on which market you’re focused on, you could enter a prompt similar to, “Who are the top industrial real estate agents in the city of Ontario, California?” Or, “Which commercial real estate agents do you recommend in Chicago, Illinois, who specialize in office properties?”

Then take a look at the results that ChatGPT gives you for your market, and specifically for your own CRE specialty within that market, and see if you’re one of the agents mentioned in these results.

And if you’re not on the list of recommended agents in your market, I would then follow-up by entering a prompt similar to the following into ChatGPT: “My name is (your name), and I am a commercial real estate agent, specializing in selling that type of property in that exact same market. What do you recommend I do, to have ChatGPT recommend me to others who are searching for a commercial real estate agent to work with within that market?” (And please adjust the language in the prompt, depending on if you focus on selling properties, leasing properties, or both.)

You’ll want to mention your name in that prompt, so that ChatGPT can research you, and see what is already published and known about you, when determining its answer to your question.

By doing all of this, first of all you’re discovering whether or not ChatGPT is recommending you right now, and secondly, if ChatGPT is not recommending you, you’re learning what ChatGPT is telling you to do, to become someone who ChatGPT will then begin recommending to your prospects.

In addition, since ChatGPT is the one platform that represents approximately 60-70% of all LLM platform searches right now, I recommend that you first do this on the ChatGPT platform, as that’s the one that the majority of people will be searching to find you on.

So with this now being said, since people are now transitioning into doing more and more of their internet searches on ChatGPT, instead of on the traditional search engines, doesn’t it make sense for you to get out in front of this, and begin doing what will have ChatGPT recommend you to your prospects, over your competitors?
